The CoLiving Operator's Playbook
The same 4-bedroom house in Hickory, NC, set up as six coliving rooms at $750 to $950. The playbook is the operating system that makes the difference and keeps it.
$997 one-time. The full system, one price.
The system
A community at the center. This is the operating system our own houses run on, built from running them since 2019. Not theory: the exact filters and habits, with the documents behind them.
Buy right, or nothing else matters
The property, the market, and the numbers have to clear the bar before you buy. Pass all three and the house can carry coliving; miss one and no amount of operating skill will save it. Most coliving mistakes are made on purchase day.
Retention is the business
The routines that decide whether the people you put in the house actually stay: systems that reduce drama and burnout, clear agreements that create stability, and a financial model that supports both people and profit.
"What makes a coliving property cash flow is whether the people in the house actually want to stay."
What you get
Everything below ships with the playbook. These are the same materials our own houses run on.
Whether a house, a market, and a deal can hold the coliving model, decided before you buy.
The operational routines that keep residents for two years instead of eight months.
The clear agreements that create stability and the systems that reduce drama and burnout, written down and ready to use.
A model that supports both people and profit, with the room-rate economics our houses run on.
The standard operating procedures our operators use, yours to keep and adapt.
Who wrote it
25+ years in systems development and analytics at Wells Fargo, GE Plastics, Delhaize America, and Volex, then coliving operations from 2019. I own and operate 32 coliving bedrooms, and I built this playbook from running them, not from theory. Residents get affordable rooms with built-in community; owners get 2 to 3 times the revenue of a traditional rental.
Before you buy
The full operating system: the three front filters, the five back habits, the agreements and house systems, the financial model, and the operator's documents our own houses run on. One price, one time; nothing recurs.
It's the system behind 32 coliving bedrooms we own and operate, running at 95% occupancy with two-year average stays since 2019. The playbook documents what those houses already do.
No. The front filters exist precisely so a first-time buyer doesn't make the purchase-day mistakes, and the documents give you the operating structure most first-timers spend years improvising.
The model is not state-specific: it applies anywhere rooms can legally be rented individually. Our own numbers come from North Carolina houses; always verify your local zoning first, which is exactly what the first filter is for.
